The standard lease agreement
below is used for all the Mac Pass Radio LLC sites. The basics of the lease
are the term and renewal areas. All leases are for three year terms, with
up to 4 additional renewals, automatically, with no other action on the
part of the leasee. If the leasee is happy with the site, a 3 year lease
is equivalent to a 15 year lease. The lease will renew automatically at
each 3 year expiration point, and the rental rate as indicated in the lease
will increase by 10.5% at each of the 3 -year renewal dates. This equate
to a 3.5% increase per year, however the increase is assessed after the
original term has expired and a new term is desired. Additionally the lease
requires that users of the facility do not cause interference to each other,
with the first user in the building being protected from subsequent users,
a "seniority" based system of protection. If interference caused
by a new user or a new radio of an existing user to any current users equipment
cannot be corrected, then the lease requires the newest user causing interference
to cease and desist. The lease below will be modified to fit each users
circumstances as needed, but gives a good idea of the requirements of Mac
Pass Radio LLC.
